Daha \u00f6nce emlak\u00e7\u0131lar\u0131 da i\u00e7eren bir yaz\u0131 kaleme alm\u0131\u015ft\u0131k. Baz\u0131 emlak\u00e7\u0131lar\u0131n yine de pay\u0131 vard\u0131r. Fakat ev sahiplerinin fiyat art\u0131\u015flar\u0131nda \u00f6nemli etkileri oldu\u011funu ya\u015fayarak \u00f6\u011freniyoruz.<\/p>\n\n\n\n<p>T\u00fcrkiye\u2019de konut fiyatlar\u0131n\u0131n en fazla konu\u015fuldu\u011fu birka\u00e7 ilimiz var. Bunlar\u0131n ba\u015f\u0131nda ise \u0130stanbul ve Antalya geliyor. Antalya\u2019daki art\u0131\u015f rekor \u00fcst\u00fcne rekor k\u0131rmaya devam ediyor.<\/p>\n\n\n\n<p>Ge\u00e7ti\u011fimiz g\u00fcnlerde haberlere konu olan endekslerde, Antalya\u2019da kira art\u0131\u015f\u0131 May\u0131s ay\u0131nda bir \u00f6nceki y\u0131la g\u00f6re y\u00fczde 411 artm\u0131\u015f. Bu art\u0131\u015f oran\u0131na yanl\u0131\u015f yaz\u0131lm\u0131\u015f, yanl\u0131\u015f anla\u015f\u0131lm\u0131\u015f, abart\u0131lm\u0131\u015f deme \u015fans\u0131m\u0131z yok. Peki bu art\u0131\u015flar nereye kadar devam edecek?<\/strong><\/p>\n\n\n\n<p>Kimse bunu \u00f6ng\u00f6remiyor. Gelseler bile daire fiyatlar\u0131 yukar\u0131da yazd\u0131\u011f\u0131m gibi.<\/p>\n\n\n\n<p>\u00d6rne\u011fin, Bay\u0131nd\u0131r Mahallesinde Do\u011fa Koleji\u2019nin kar\u015f\u0131s\u0131nda sordu\u011fum bir daire i\u00e7in 9 bin TL istediler. Bu fiyata hangi memur kiralayabilir? Kepez \u0130l\u00e7esi Varsak Mahallesinde daha ucuz diyenler ara\u015ft\u0131rabilirler. Orada da 5 bin liradan ba\u015fl\u0131yor.<\/p>\n\n\n\n<p>Ev almak isteyenler ise \u015foktalar. Ge\u00e7ti\u011fimiz y\u0131l 300 bin TL olan dairelere 2,5 milyon TL istiyorlar.<\/p>\n\n\n\n<p>Duyduk duymad\u0131k demeyin! Bu fiyata baz\u0131 b\u00f6lgelerde oturulabilecek bir yer bulmak da gittik\u00e7e zorla\u015f\u0131yor. 20 y\u0131ll\u0131k meslek ya\u015fam\u0131nda bir ev hayali kuranlar\u0131n Muratpa\u015fa, Konyaalt\u0131 il\u00e7elerinde sat\u0131n alma imkanlar\u0131 da kalmad\u0131 diyebiliriz.<\/p>\n\n\n\n<p><strong>Bu fiyatlar ger\u00e7ek mi? Abart\u0131 var m\u0131? Baz\u0131 emlak sitelerini incelersek bunu rahatl\u0131kla g\u00f6rebiliriz.<\/strong><\/p>\n\n\n\n<p>Durumun can s\u0131k\u0131c\u0131 oldu\u011funu \u00f6rneklemeye devam edelim. Bir dairenin fiyat\u0131n\u0131 soruyorsunuz, \u00f6rne\u011fin 2 milyon diyorlar, aradan bir hafta ge\u00e7iyor, ayn\u0131 daireye 2,2 milyon diyorlar. Aradan 3-5 g\u00fcn ge\u00e7ince 2,5 milyona \u00e7\u0131km\u0131\u015f. Hatta birka\u00e7 g\u00fcn arayla 100-200, 300 bin TL art\u0131ranlar bile var.<\/p>\n\n\n\n<p>Sanki 10, 20, 30 lira, 1000, 5000, 10 000 lira art\u0131r\u0131yorlar. 100 bin TL\u2019lk bir art\u0131\u015f bir \u00f6\u011fretmenin bir y\u0131ll\u0131k kazanc\u0131na denk diyebiliriz.<\/p>\n\n\n\n<p>Bu gidi\u015fat normal olamaz. Bu anormalli\u011fin kontrol alt\u0131nda olmas\u0131n\u0131 dilerdim. Paralar\u0131 var ki onlar i\u00e7in zorlay\u0131c\u0131 olmuyor. <strong>Peki yabanc\u0131 sat\u0131\u015f\u0131 veya kiralamas\u0131n\u0131 baz\u0131 b\u00f6lgelerde toplayamaz m\u0131yd\u0131k? Bunu resmi olarak yapamasak bile gayri resmi sa\u011flayamaz m\u0131yd\u0131k? <\/strong>Yabanc\u0131lar her b\u00f6lgeye yay\u0131l\u0131nca dar gelirler \u00e7ok zor durumdalar.<\/p>\n\n\n\n<p>-\u00d6zellikle kira bedellerinin belirlenmesinde bir \u00fcst s\u0131n\u0131r, maliyete g\u00f6re hareket edilemez miydi?<\/p>\n\n\n\n<p><strong>-Konut fiyatlar\u0131nda rayi\u015f fiyat\u0131n belirlenmesi \u00e7ok mu zor? Bunu neden yapamad\u0131k? <\/strong>Emlak\u00e7\u0131larla konu\u015ftu\u011fumuzda onlar da benzer \u015feylerden bahsediyorlar.<\/p>\n\n\n\n<p>-Evinin de\u011ferini \u00f6\u011frenmek isteyen y\u00fcksek fiyattan ilanlar veriyorlar. Bu konuda ilgili Bakanl\u0131klara \u00f6nerileriniz oldu mu? \u0130nsanlar\u0131m\u0131z\u0131n can\u0131 yan\u0131yor.
